Boho 8 is one of the latest addition to boho; Middlesbrough’s innovative commercial quarter for digital media, digital technology and creative sectors., designed to create a flexible and expandable development utilising off site modular construction. Boho 8 is to be constructed adjacent to the flagship Boho 1 building and was designed maximise opportunities on the tight, sloping site by incorporating modern method of construction with an off-site modular solution, pushing to boundaries of normal perception of modular units with it’s twisted, cantilevered stacking arrangements, with time on site programmed to 10 weeks.

The Boho 8 buildings are positioned to create a series of covered and linked activity terraces to the west of the central pedestrian spine, these covered terraces create opportunities for outdoor workspaces, social gathering spaces and corporate events. An active public realm that encourages outdoor working in a green and sensory calming setting, supporting health and well-being. Inclusive access was a key design driver, creating a DDA compliant central pedestrian spine that will connect Boho 1 with Boho 10 and future phases of the enterprise zone. A restrained materials palette was developed to root the new architecture into both the local and wider urban realm with sufficient flexibility to facilitate creation of distinctive ‘places’ and assist natural wayfinding.
