Four storey office building with a NIA of 60,000sqft. Simple rectangular floorplates of 22.5m wide provide for either large open plan spaces, highly cellularised office layouts or a combination of the two. Locating the core facilities towards the north end of the building creates opportunities for a generous reception space off Corporation Road with associated meeting and breakout spaces if required. The location of the core, the uninterrupted floor plates and the generous storey heights create a highly efficient and extremely flexible building. Externally a white brick frame extends from ground to the third floor level. A number of elements are arranged asymmetrically within each structural bay to provide visual interest; the elements include curtain wall, angled brickwork and iridescent cladding. A fully glazed penthouse storey sits above and is set back from the brickwork frame. As the ends of the building are prominent on Corporation Road and Centre Square they are designed to provide the building with its identifying elements. An arcade at ground floor level creates a sheltered entrance space onto Corporation Road and opportunities for sheltered external seating associated with the A3 uses onto Centre Square.
